Satellite Beach is the hardest exposure we work in. It has the Atlantic on the east and the Banana River on the west, so a house here can be taking salt air from both directions with no inland side to shelter it. Within roughly 1,500 feet of salt water, Galvalume substrate and paint warranties are void. That is the mill position, not ours, and on this island it rules out most of the street.
Florida code allows a new roof to be laid over one existing layer only. Two or more layers means a full tear off, and that single fact changes the price of a Satellite Beach roof more than almost anything else. We check it before we quote, not after.
