Commercial roofing systems we install
Flat and low-slope: modified bitumen
Our standard low-slope roof is a two-ply SBS modified bitumen system with a granulated cap sheet, installed self-adhered. No torch, no kettle, no open flame over your building, which matters when the building is occupied and the insurance carrier is paying attention. We build in positive drainage with tapered insulation where the roof needs it, because Florida code requires a low-slope roof to drain and a ponding roof is a short-lived roof.
Metal
Standing seam and exposed-fastener metal for pitched commercial buildings, canopies and awnings. Hippo is a Certified Metal Roofing Contractor and a member of the Metal Roofing Alliance, and we specify aluminum rather than steel on buildings close to salt water.
Shingle
Architectural shingles for pitched commercial and multi-family buildings, installed on the same code-required underlayment and secondary water barrier as our residential roofs.
Repairs, maintenance and recoating
Leak repair, drain and scupper work, flashing and curb repair at HVAC units, and scheduled maintenance so small items get sealed before they become claims. On an aging modified bitumen roof, a reflective coating can extend its life at a fraction of replacement cost; we share with you honestly when a roof is a candidate and when it is not.
How a Hippo commercial project runs
- Assessment and photos. We walk the roof, document the drains, seams, flashings and any ponding, and give you a written scope with pricing options.
- Permit and code. Hippo pulls the permit under its own license and meets the inspector. Florida Building Code drainage and attachment requirements are built into the scope, not added later.
- Staging that keeps you open. Deliveries, dumpsters and crew access are planned around your hours, tenants and customers.
- Paperwork your board or lender expects. Certificate of insurance, lien releases on payment, and closeout documents at completion.
Storm damage and insurance on commercial buildings
After a named storm we document the roof, tarp what needs tarping, and provide the photos and scope your adjuster needs. Florida law sets a deadline for reporting a windstorm claim, so if you think the roof took damage, have it looked at promptly. Will the work disrupt my business?
We plan around it. Most commercial work is staged so entrances, loading areas and parking stay open, and our low-slope system is self-adhered, so there is no torch or open flame over an occupied building. We share the schedule with you before the first delivery.
What types of commercial roofing systems do you install?
Modified bitumen (two-ply SBS) for flat and low-slope roofs, standing seam and exposed-fastener metal, and architectural shingles on pitched commercial buildings. We also handle tapered insulation, drains, scuppers and the sheet-metal details that make a flat roof actually drain.
Why does it matter that my roofer is licensed and insured?
In Florida, roofing is licensed work. Hippo holds a state Certified Roofing Contractor license (CCC1331992) and a Certified Building Contractor license (CBC1266555), pulls the permit under its own name, and carries the insurance a property owner or association is entitled to see. Ask any bidder for both before you sign.
Can you work with our property manager or association?
Yes. We regularly work with property managers, HOA and condo boards and their approved vendor lists. Share with us who authorizes the work and we will route paperwork, insurance certificates and lien releases to the right desk from the start.
